Primary market sales rose as inventory fell

Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 1,247 homes sold across the Primary market in the three months ending August 31, 2026. That is up 21.4% from the same months a year before. At the same time, homes for sale fell 17.2%. More buyers, fewer choices.

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is a real cost. Yet buyers kept showing up. The pending sales count of 1,194, up 9.5% year over year per the Real Estate Data Aggregator, tells you demand did not stall.

What the rate environment means here

Freddie Mac also reported the 15-year fixed rate at 6.73% as of October 8, 2026. Nationally, the National Association of Realtors said existing-home sales dipped 2.0% month over month in August 2026. But year-to-date through the first eight months of 2026, the National Association of Realtors showed existing sales still up 1.6%. The Primary market outpaced that national picture by a wide margin.

How each ZIP code read

Not every ZIP moved the same way. Some saw prices rise. Others dipped a little. That is normal in a market this spread out.

The Real Estate Data Aggregator showed 33480 led with sales up 79.7%. Its median sale price rose 5.3% to $1,737,500. Homes there also sold 34 days faster than a year before, with median days on market at 131. That is still a long wait, but the direction improved sharply.

ZIP 33076 stood out too. Sales rose 33.9%, the median price climbed 9.7% to $1,050,000, and supply fell to just 2.8 months per the Real Estate Data Aggregator. Nearly 1 in 4 homes there went under contract within two weeks of listing.

Where prices slipped

Not every ZIP saw prices rise. The Real Estate Data Aggregator showed 33146 with a median sale price down 38.3% to $1,090,000. That is a large move, and it came with fewer sales, down 17.6%. Small ZIP codes can swing hard when the mix of homes sold changes. The sale-to-list ratio there actually rose 3.8 points to 97%, so homes that did sell got close to their asking price.

ZIP 33156 saw its median price dip 12.7% to $1,737,500, yet sales jumped 40.4%. More homes moved, just at a lower middle price. The Federal Housing Finance Agency reported U.S. house prices rose 0.3% from the prior month in July, seasonally adjusted. The Primary market is more varied than that single national figure suggests.

How fast homes are moving

ZIP 33133 was the one ZIP where days on market grew, up 28 days to 93 per the Real Estate Data Aggregator. Prices there rose 13.8%, the strongest gain in the market. Buyers took longer to decide at that price point. That is worth knowing if you own there.

Homes going under contract quickly

ZIP 33332 led with 26.9% of homes going under contract within two weeks, up 12.1 points year over year. ZIP 33449 was close behind at 25.9%, up 14.5 points. Realtor.com reported homes nationally spent one fewer day on market than a year ago. The Primary market's two-week contract rates tell a sharper story than that.

Supply is tighter nearly everywhere

The National Association of Realtors said national months of supply reached 4.9 months, its highest level in over ten years. Most Primary market ZIPs sit near or below that line. ZIP 33076 at 2.8 months is well below it. ZIP 33326 at 7.3 months is the one clear outlier on the high side.

ZIP 33327 was the only ZIP where supply ticked up, by 0.2 months to 4.2 months per the Real Estate Data Aggregator. Sales there fell 10.3% and the median price dipped 3.7% to $900,000. A small admission: not every corner of this market moved in the same direction.

In short
  1. The three months ending August 31, 2026 showed the Primary market selling more homes with less inventory.
  2. Rates stayed high, at 7.40% per Freddie Mac, but buyers kept moving.
  3. Most ZIPs sold faster than a year ago.
  4. Prices were mixed: some up, some down a little.
  5. One ZIP, one street, can read very differently from the whole market.
