Primary market sales rose even with rates above 7%
Rates crossed 7% again. Realtor.com noted that mortgage rates crossed 7% in late September for the first time since January 2025. That is a real cost. Yet buyers here did not stop.
The Real Estate Data Aggregator counted 1,347 homes sold across the Primary market in the three months ending July 31, 2026. That is up 21% from the same three months in 2025. Demand did not freeze.
Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year fixed averaged 6.60%, also per Freddie Mac. Higher borrowing costs matter. But they did not stop this market from moving.
The Real Estate Data Aggregator also counted 2,069 homes for sale across the Primary market in the same period. That is down 19.9% from a year before. Fewer choices for buyers means well-priced homes face real competition.
Pending sales came in at 1,279, up 13.7% year over year, per the Real Estate Data Aggregator. That is the pipeline. It tells you buyers are still writing contracts.
How each ZIP code read in the same period
The story was not the same everywhere. Some ZIPs saw prices rise. Others dipped a little. Speed of sale also varied. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP, for the three months ending July 31, 2026.

Speed: how fast did homes go under contract?
One signal buyers and sellers both watch is how quickly a home goes under contract. The Real Estate Data Aggregator tracks the share that went under contract within two weeks of listing.
ZIP 33332 had 33.3% of homes go under contract within two weeks, per the Real Estate Data Aggregator. That was the highest share in the Primary market. ZIP 33076 was close behind at 27.4%, up 20.3 points from a year before. That kind of jump tells you something shifted fast in that ZIP.
The national picture adds context
Nationally, the picture was softer. The National Association of Realtors reported existing-home sales fell 2.0% in August 2026. Months of supply nationally hit 4.9 months, the highest level in over ten years, also per the National Association of Realtors.
The Primary market moved in a different direction. Sales rose 21% here while they fell nationally. That gap matters if you are deciding when to list or make an offer.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Some ZIPs here beat that. Others did not.
CNBC reported that inflation-adjusted home prices fell 1.6% year over year in Miami as of September 24, 2026. CNBC also reported 194 ultra-luxury sales of $10 million or more in Miami-Dade County in the first eight months of 2026. And 82% of Miami condo sales valued at $1 million or more in 2025 were all-cash transactions, per CNBC. Cash buyers play by different rules than rate-sensitive buyers.
What this means for pricing and timing
More homes sold, fewer are for sale, and pending sales are up. That is a tighter market than a year ago. But not every ZIP moved the same way. ZIP 33146 saw prices drop 34.8% and sales fall 17.4%, per the Real Estate Data Aggregator. ZIP 33133 saw prices rise 13% and sales rise 13.8% in the same period.
Pricing still matters. Homes that sold above list price were still a small share in most ZIPs. ZIP 33146 led at 15.8%, up 15.8 points from a year before, per the Real Estate Data Aggregator. ZIP 33156 was lowest at 3.9%. Most homes sold below list.
- The Real Estate Data Aggregator counted 1,347 homes sold in the Primary market in the three months ending July 31, 2026, up 21% from a year before.
- Freddie Mac put the 30-year rate at 7.28% on October 1, 2026. Rates are high.
- Sales still rose.
- Supply fell nearly 20%.
- But prices moved differently in every ZIP, and timing your list price to your specific street still decides how fast you sell and at what share of list.
One street can read very differently from the whole ZIP code. The numbers above are a starting point, not the full answer for your home.
